Based on findings, Sightline will recommend next steps. If a deeper investigation is required, this service can be upgraded to a Letter of Planning Opinion (LPO).

Letter of Planning Opinion (LPO) describes the property in detail, provides an overview of permitted uses as-of-right and explore development options to achieve highest and best use for the subject property. This report provides an in-depth investigation and includes information on relevant municipal planning initiatives, property background and an overview of adjacent properties and general neighbourhood.

Market Analysis: Sightline provides clients with a commercial real estate market value opinion describing the anticipated value of a property on the open market from a property developer’s perspective. As developers typically seek opportunities to achieve highest and best use with maximum density, the market analysis will investigate as-of-right development options, in addition to determining a property’s value based on opportunities for highest and best use through discretionary planning application approvals.
